Affordable Housing is another term for Section 42 Housing. The Section 42 Housing Tax Credit Program was implemented as a result of the tax reform act of 1986. This program allows investors a tax credit (actual dollar-for-dollar) reduction off the Investor’s tax liability.
Section 42 requires that the household not exceed 60% of the county's median income to qualify. Households must qualify based on the number of persons who reside in the home. In Canyon County, the income ranges from $46,500-$77,100 for 1 to 6 occupants, respectively. However, the applicants must have stable, verifiable income to support a rent of $1,151-$1,597 per month, depending on the floorplan they choose. The rent will NEVER fluctuate according to the occupants' income.
